Market Update

Homes Are Still Selling — Even in a Slower Market

A Katy home listed for sale

If you've been reading headlines, you might think the housing market has come to a standstill. It hasn't. What has changed is the pace — and that change rewards sellers and buyers who adjust, and punishes those who pretend it's still the frenzy of a few years ago.

Here's what I'm seeing every week in Katy, Fulshear, and across west Houston: life doesn't pause for interest rates. People are still relocating for work, growing out of homes, downsizing, and settling estates. The buyers are out there — they're just more careful, more patient, and quicker to walk past a home that's overpriced or tired-looking.

For Sellers: The Two Things That Decide Everything

1. Price it for today's market, not yesterday's. In a hot market, an ambitious price gets rescued by bidding wars. In a balanced market, an overpriced home sits, accumulates days on market, and ends up selling for less than it would have with a realistic price from day one. The first two weeks are your strongest window — don't waste them testing a number the market has already rejected.

2. Condition is your marketing. Buyers scrolling listings decide in seconds. Clean, decluttered, freshly painted, with the small repairs done — those homes get showings. Those showings turn into offers. You don't need a full renovation; you need a home that looks cared for, in person and in photos.

And a word about negotiation: in this market, buyers ask for repairs, closing-cost help, and rate buydowns. Refusing everything on principle is how deals die. A good negotiator finds the structure that protects your bottom line while keeping the buyer at the table.

For Buyers: Your Leverage Is Real — Use It Wisely

Buyers today have something they didn't have in the frenzy years: time to think, room to negotiate, and in many cases, seller concessions that effectively lower the cost of borrowing. That doesn't mean lowballing everything in sight — well-priced homes in Katy's most popular neighborhoods still attract strong offers. It means choosing carefully, inspecting thoroughly, and letting your agent negotiate on the details that matter: repairs, closing costs, and timing.

If you're waiting for the "perfect" rate before buying, remember that you can refinance a rate later — you can't go back and buy the right home at yesterday's price. The right question isn't "is this the perfect moment?" It's "is this the right home, at a payment I can comfortably afford?"

The Bottom Line

A slower market is not a stopped market. Homes are selling every week in our area — the ones priced honestly and prepared well. If you're thinking about a move, the most useful thing you can do is get real numbers for your situation: what your home would likely sell for, or what your budget buys today in the neighborhoods you like.
